SALARY RANGE: $100,000 – $130,000 annually (based on experience) EMPLOYMENT TYPE: Part-Time or Full-Time (flexible based on candidate availability and business needs)

JOB SUMMARY
Chase Merritt is seeking an experienced and analytical Asset Manager to oversee the operational and financial performance of the company’s hospitality and commercial real estate assets. This role is responsible for driving asset value through active management, performance analysis, and strategic planning across the portfolio. The Asset Manager partners closely with ownership, property management, finance, and third-party operators to ensure assets perform in line with business plans and investment objectives. This position may be structured as either part-time or full-time depending on experience and portfolio needs.

KEY RESPONSIBILITIES

ASSET PERFORMANCE & STRATEGY

  • Oversee day-to-day asset management for hospitality and commercial real estate properties

  • Develop, execute, and monitor asset-level business plans and performance strategies

  • Analyze operating and financial performance against budgets, forecasts, and underwriting

  • Identify opportunities to enhance revenue, reduce costs, and improve asset value

  • Monitor market conditions, competitive sets, and operating trends

FINANCIAL ANALYSIS & REPORTING

  • Review and analyze monthly, quarterly, and annual financial statements and operating reports

  • Prepare asset-level reporting, performance summaries, and recommendations for ownership

  • Collaborate with the Project Controller and accounting team on budgets, forecasts, and variance analysis

  • Support lender and investor reporting requirements, including covenant compliance

OPERATOR & PROPERTY MANAGEMENT OVERSIGHT

  • Serve as the primary point of contact for third-party property managers and hospitality operators

  • Review management reports, operating plans, staffing levels, and capital needs

  • Evaluate operator performance and ensure compliance with management agreements

  • Support contract negotiations, renewals, and performance reviews

CAPITAL PLANNING & EXECUTION

  • Oversee capital improvement plans (CapEx) and major initiatives

  • Coordinate with development, construction, and owner’s representation teams on capital projects

  • Monitor capital budgets, schedules, and return on investment

COLLABORATION & STAKEHOLDER MANAGEMENT

  • Partner with development and acquisitions teams on underwriting, due diligence, and transition planning

  • Support refinancings, dispositions, and strategic asset decisions

  • Coordinate with legal, accounting, lenders, and external advisors as needed

REQUIRED QUALIFICATIONS

  • Bachelor’s degree in Finance, Real Estate, Business, or a related field

  • 5+ years of experience in real estate asset management, with hospitality and/or commercial focus

  • Strong understanding of hospitality and commercial operating models and financial statements

  • Experience managing third-party operators or property managers

  • Strong financial modeling, analytical, and problem-solving skills

  • Advanced Excel skills and experience with asset management or reporting systems

  • Strong communication and stakeholder management skills

PREFERRED QUALIFICATIONS

  • Experience with hotels, mixed-use, retail, office, or other commercial assets

  • Experience supporting lender and investor reporting

  • Familiarity with capital markets, refinancing, and dispositions

  • Experience working in an owner-operator or developer environment

  • Work Arrangement: Hybrid (in-office with remote flexibility)

  • Works closely with: Ownership, Project Controller, Development, Property Management, and External Operators
