JOB SUMMARY
Chase Merritt is seeking a capable and detail-oriented Financial Analyst to serve as the primary resource for financial modeling, underwriting, fund reporting, and analytical support within the company’s newly formed closed-end opportunistic real estate private equity fund.
The fund concentrates on development opportunities—primarily ground-up hospitality and commercial projects—rather than stabilized operating assets. In this buy-side, owner/principal capacity (buy-side experience preferred; sell-side backgrounds will be considered), the role encompasses underwriting fund investments, developing and maintaining pro forma models for development initiatives, preparing fund-level investor reporting, and contributing to select non-fund direct investments or co-investments.
The successful candidate will possess foundational real estate finance experience, strong independent modeling capabilities, and the ability to deliver precise, actionable insights. This position collaborates closely with ownership, the Project Controller, Asset Manager, and development team to inform capital deployment, investment decisions, and fund performance oversight.
KEY RESPONSIBILITIES
FINANCIAL MODELING & UNDERWRITING
Develop, maintain, and refine detailed pro forma models for development projects, fund investments, and opportunistic opportunities, incorporating cash flow projections, IRR, NPV, equity multiples, financing, debt service coverage, waterfalls, and sensitivity analyses
Conduct thorough underwriting and due diligence on fund commitments, direct investments, and non-fund opportunities, evaluating market comparables, operating assumptions, construction timelines, and risk factors
Identify potential value creation strategies and execution risks within the fund’s development-focused pipeline
FUND REPORTING & PERFORMANCE ANALYSIS
Prepare regular fund-level reporting materials, including performance summaries, investor updates, commitment tracking, compliance metrics, and NAV calculations (as applicable)
Monitor and analyze fund and project performance relative to underwriting, budgets, forecasts, and opportunistic benchmarks
Perform market and competitive research to refine development assumptions and support informed investment decisions
COLLABORATION & SUPPORT
Partner with development, construction, and asset management teams to ensure models align with project execution and strategic objectives
Assist in the preparation of lender and investor materials, including draw packages, covenant monitoring, and refinancing analyses
Provide ad-hoc financial analysis, scenario modeling, and investment memoranda to facilitate ownership decisions on fund deployments, capital calls, direct underwritings, or strategic adjustments
Maintain organized libraries of models, data sources, fund documentation, and reporting templates to ensure accuracy, repeatability, and audit readiness
REQUIRED QUALIFICATIONS
Bachelor’s degree in Finance, Real Estate, Economics, Accounting, Business, or a related field
2–5 years of experience in real estate financial analysis, investment underwriting, development modeling, private equity analysis, or a comparable role (sell-side experience in investment banking or development advisory is acceptable; buy-side preferred)
Advanced proficiency in financial modeling using Excel (including complex scenarios, sensitivities, pivot tables; familiarity with ARGUS or similar tools a plus)
Solid understanding of real estate finance principles, including pro formas, DCF, IRR/NPV, cap rates, debt structuring, waterfalls, and development/opportunistic return metrics
Strong analytical skills with meticulous attention to detail and the ability to distill complex data into clear recommendations for senior stakeholders
Effective communication skills to present analyses and reports to ownership and investment committees
Proven ability to work independently on modeling, analysis, and reporting while contributing effectively in a collaborative environment
PREFERRED QUALIFICATIONS
Prior experience in hospitality, commercial, mixed-use, or development-oriented real estate private equity or funds
Familiarity with closed-end opportunistic fund structures, investor reporting, performance tracking, or non-fund/co-investment underwriting
Exposure to lender and investor presentations, due diligence processes, or relevant market dynamics in Colorado / Western Slope
Progress toward CFA, CPA, or equivalent professional designation
