Project Accountant

Chase Merritt is seeking a detail-oriented Project Accountant to support the financial management of our real estate development projects. This role monitors project costs, budgets, and financial performance from acquisition through development and closeout, working closely with development, construction, and finance teams.

Key Responsibilities

  • Establish and maintain project budgets, job cost structures, and cost codes
  • Track, analyze, and forecast project costs and commitments against approved budgets
  • Prepare and review monthly project financial reports, including variance analysis
  • Collaborate with project managers and development teams to support cost control and decision-making
  • Review and process project-related invoices, draw requests, and reimbursements
  • Assist with lender and investor draw packages, including schedules and supporting documentation
  • Monitor contracts, change orders, and funding limits to ensure financial compliance
  • Support proper capitalization and cost recognition in accordance with accounting standards and company policy
  • Assist with month-end and year-end close related to project accounting
  • Reconcile project accounts and research and resolve discrepancies
  • Support audits and provide project-level financial documentation as needed

Required Qualifications

  • Bachelor’s degree in Accounting, Finance, or a related field
  • 2–5 years of experience in project accounting, construction accounting, or real estate development accounting
  • Strong understanding of job cost accounting, budgeting, and forecasting
  • Proficiency in accounting software and Microsoft Excel (formulas, pivot tables, lookups)
  • Strong attention to detail with excellent organizational and analytical skills
  • Ability to communicate effectively with cross-functional teams

Preferred Qualifications

  • Experience in real estate development, construction, or commercial real estate
  • Familiarity with lender draws, investor reporting, and capitalized cost tracking
  • Experience with accounting or ERP systems such as Sage, Yardi, MRI, NetSuite, or similar
  • Knowledge of revenue recognition and capitalization principles
  • CPA or progress toward certification is a plus

Work Environment

  • This is an in-person role primarily based in our Montrose, CO office, with occasional travel to our Telluride, CO office. Limited remote flexibility may be considered after onboarding and proven performance.

This role is responsible for accurate financial reporting, strong internal controls, project-level development accounting, fund-level accounting, and direct leadership of the Project Accountants.

Key Responsibilities

Accounting & Financial Operations
  • Oversee day-to-day accounting operations, including general ledger, accounts payable, accounts receivable, and payroll coordination
  • Ensure timely and accurate monthly, quarterly, and year-end financial close processes
  • Prepare and review financial statements, reports, and analyses for leadership and ownership
  • Maintain and enforce accounting policies, procedures, and internal controls
  • Ensure compliance with GAAP and applicable regulatory requirements
Project & Development Accounting
  • Oversee project accounting for real estate development and construction projects
  • Directly manage and support the Project Accountants
  • Review project budgets, job cost reports, and financial forecasts
  • Support lender and investor reporting, including draw packages and supporting schedules
  • Partner with Construction Owner’s Representatives and development leadership to ensure accurate cost tracking and capitalization
  • Monitor cash flow, funding sources, and project-level financial performance
Leadership & Team Management
  • Provide direct supervision, mentorship, and performance management for the Project Accountants
  • Establish clear workflows, priorities, and accountability across accounting and administrative functions
  • Support hiring, onboarding, and development of finance and administrative team members
  • Serve as a key financial and operational partner to company leadership
Human Resources, Administration & Systems Oversight
  • Oversee payroll, benefits administration, and HR systems in coordination with the Office Manager & HR Coordinator
  • Ensure proper onboarding, employee documentation, and HR compliance processes
  • Maintain and optimize accounting, payroll, and financial systems (e.g., Gusto, ADP, Yardi, Sage, NetSuite, or similar)
  • Coordinate with external CPAs, tax advisors, auditors, legal counsel, and lenders

Required Qualifications

  • Bachelor’s degree in Accounting, Finance, or a related field
  • 10+ years of progressive accounting experience, including leadership responsibility
  • Experience with fund accounting, waterfalls, investor reporting, and management of third-party LP capital in a real estate private equity or fund environment
  • Experience in real estate development, construction, or project-based accounting
  • Strong knowledge of GAAP, job cost accounting, and capitalization principles
  • Proven experience overseeing month-end close, financial reporting, and internal controls
  • Experience managing and developing accounting or administrative staff
  • Proficiency with accounting and financial systems and advanced Excel skills
  • Strong leadership, communication, and organizational skills
  • High level of integrity and discretion

Preferred Qualifications

  • CPA or CMA designation
  • Experience supporting lender and investor reporting
  • Experience working with or overseeing outsourced HR, payroll, or PEO providers
  • Experience scaling accounting systems and processes in a growing organization

Role Overview

This role is designed for a high-caliber institutional investment professional seeking broader exposure and accelerated responsibility across investments, development, hospitality, fund formation, and long-term platform building within a lean and entrepreneurial environment.

Ideal candidates will have received training at a leading institutional real estate investment, acquisitions, or capital markets platform and be seeking broader responsibility, accelerated career growth, and the opportunity to help build an entrepreneurial investment platform over time.

The Vice President of Investments will work closely with senior leadership across acquisitions, development initiatives, strategic partnerships, fundraising efforts, and organizational growth.

This role offers direct exposure to investment strategy, fund formation, institutional fundraising, and real estate platform development at an early stage of growth.

The ideal candidate combines institutional-quality analytical rigor and investment execution capability with an entrepreneurial mindset, high ownership mentality, intellectual curiosity, and desire for broader exposure across real estate investments, development, hospitality, and platform growth.

Unlike many traditional institutional investment roles, this position offers meaningful exposure to acquisitions, development execution, hospitality operations, fund formation, LP fundraising, and overall business/platform strategy.

The successful candidate must be highly capable both internally and externally: supporting investor materials and communications, evaluating opportunities, coordinating diligence and execution processes, and contributing meaningfully to strategic investment discussions across the platform.

Operate with a high level of ownership, initiative, and accountability while communicating proactively and collaborating effectively across teams and leadership.

Key Responsibilities

Investment Underwriting & Execution
  • Lead and support underwriting for acquisitions, developments, recapitalizations, joint ventures, and strategic investment opportunities
  • Develop and maintain sophisticated financial models, including development underwriting, waterfalls, sensitivities, and return analysis
  • Coordinate due diligence, market research, investment analysis, and transaction execution
  • Assist with capitalization strategies, financing coordination, and investment structuring
  • Monitor portfolio and project performance against underwriting assumptions and business plans
Capital Formation & Investor Support
  • Support fundraising initiatives, investor presentations, diligence materials, and LP communications
  • Assist with fund formation initiatives, capital partner coordination, and strategic investment relationships
  • Support LP fundraising strategy, investor targeting efforts, and ongoing capital partner relationship management
  • Help prepare investment memoranda, reporting materials, and fundraising collateral
  • Participate in investor meetings, conferences, roadshows, and relationship development efforts alongside senior leadership

Platform Growth & Strategic Support
  • Help scale and institutionalize the firm’s investment management systems, reporting standards, and underwriting processes

  • Support strategic planning, market research, pipeline tracking, and growth initiatives across the platform
  • Mentor junior team members over time as the investment platform grows

Required Qualifications

  • Bachelor’s degree in Finance, Real Estate, Economics, Business, or related field; MBA preferred
  • 5–10 years of progressive real estate investment, acquisitions, development, or underwriting experience
  • Strong financial modeling and analytical capabilities, including development underwriting, waterfalls, and investment return analysis
  • Experience evaluating acquisitions, developments, or opportunistic/value-add investments
  • Strong communication, presentation, and relationship management skills
  • Proven ability to independently prioritize shifting responsibilities while executing decisively and maintaining ownership
  • Entrepreneurial mindset with the ability to thrive in a lean, high-growth environment

Preferred Qualifications

  • Experience in hospitality, mixed-use, multifamily, or ground-up development investments
  • Exposure to fundraising, investor relations, acquisitions, or capital markets
  • Existing relationships within real estate investment, hospitality, or development communities
  • Experience within entrepreneurial REPE, hospitality, mixed-use, development, or owner-operator investment platforms strongly preferred
  • Institutional real estate investment, acquisitions, or capital markets training highly preferred
  • Western U.S. / Colorado market knowledge strongly preferred
  • Investment management, acquisitions, or capital markets background preferred over traditional accounting/controller backgrounds

Work Environment

  • Primarily in-office in Montrose, CO with regular travel to Telluride/Mountain Village, investor meetings, conferences, and active projects as needed. Limited remote flexibility may be considered after onboarding and demonstrated performance.
