Chad Horning President and Chief Executive Officer
Chad Horning founded Chase Merritt in 2005. Under Chad's leadership, Chase Merritt has acquired, developed, and sold a commercial portfolio valued at nearly $650 million. Mr. Horning previously served as the President of Newport Federal, a real estate investment company. Chad joined Newport Federal in 1992 and was named president in 2002. During his tenure as President at Newport Federal, he acquired Telluride Ski and Golf Resort "Telluride" and approximately $300 million in other real estate. Mr. Horning was Chairman of Telluride since its acquisition and was named CEO of the ski resort in 2005. Chad has extensive experience in a number of industries outside of real estate. Mr. Horning gained substantial investment experience acquiring and rehabbing residential properties while at Newport Federal. Mr. Horning also developed Newport Federal Financial, a California finance lender that specialized in bridge lending secured by residential and commercial real estate. Mr. Horning is also an active member and on the board of the Southern California chapter of YPO (Young Presidents Organization).

Chris Dornin Chief Investment Officer and Chief Operating Officer
Chris Dornin serves as Chief Investment Officer and Chief Operating Officer of Chase Merritt. In this executive position, Chris directs the company's investment management and acquisition activities, oversees portfolio management, manages the company's capital relationships, and is responsible for all of the company’s day to day operations and management. Since joining Chase Merritt, Chris has been directly responsible for the acquisition, leasing, portfolio management and disposition of approximately $500M of real estate. Prior to joining Chase Merritt, Chris served as a Vice President and Partner at Buchanan Street Partners (TCW), a national real estate investment bank that provides investment management services to institutional and high net worth individuals as well as debt and equity capital for developers and investors of commercial real estate. While at Buchanan, Chris successfully completed approximately $2 billion of joint venture equity, preferred equity, mezzanine, and debt investments including the acquisition, development, and reposition of office, industrial, retail, multi-family, land and hospitality properties throughout the United States. Chris attended the University of California, Berkeley and is a member of ULI and ICSC.

Jeff Piper Chief Financial Officer
Jeffrey Piper serves as Chief Financial Officer for Chase Merritt. Mr. Piper oversees all accounting, compliance and cash management and assists with operations and asset management of hotel and real estate assets. Jeff has over 25 years managerial experience in real estate, financial analysis, accounting, financial reporting, compliance and operations within private industry and public accounting. Prior to joining Chase Merritt, Mr. Piper served in the Chief Financial Officer capacity for MG Properties, a west coast apartment manager and syndicator with more than $750 million in asset value in 50 properties with over 7,200 units, $80 million in annual revenues and 200 employees. Prior to that, Mr. Piper was Chief Financial Officer for Woodfin Suite Hotels, a national hotel developer, franchiser and operator with over $170 million in assets, $70 million in annual revenues and over 950 employees and for Dovenmuehle Mortgage, a national mortgage company with 160 employees that originated $500 million in residential loans and serviced over $2.1 billion in mortgages. Prior to working as a CFO, Jeff was a sales and operations consultant where he was directly involved in the negotiation and sale of more than $2 billion of real estate and loan assets and in the management of over $5 billion of real estate and loan portfolios. In this position Jeff made numerous presentations to the senior committee in Washington DC for the Resolution Trust Corporation (RTC). Jeff holds a BBA in Finance from the University of Texas at Austin.

Max Moss Regional Vice President
Max Moss serves as Vice President of Texas Region for Chase Merritt. In this capacity Mr. Moss oversees acquisitions, sales, leasing and asset management for Chase Merritt’s Texas portfolio. Prior to joining Chase Merritt, Mr. Moss was a Senior Vice President for CB Richard Ellis in Austin, TX. In 2006, Max completed transactions totaling over 700,000 sf of office space. During the past 8 years, Max has completed 200 leasing transactions and 5 sale transactions totaling over 2,000,000 sf. Max joined CB Richard Ellis with the company’s acquisition of Trammell Crow Company. During his 8 year career in commercial real estate, Max has established himself as one of Austin’s most experienced and successful office brokers, focusing on NW Austin. Prior to starting his commercial real estate career, Max spent 10 years in high tech sales and sales management at IBM, Aspen Technology and Pavilion Technologies. Max graduated from Rice University with a B.A. in Business Management.

Robert Mitchell Chase Merritt Residential - Vice President
Rob Mitchell serves as Vice President of Chase Merritt Residential, LLC. In this role Mr. Mitchell leads the residential investment team and is involved in all aspects of acquisition, renovation and disposition of assets for Chase Merritt Residential. Prior to joining Chase Merritt Residential, Rob served as a Senior Vice President at Voit Commercial Brokerage, a top Southern California real estate firm. Mitchell specialized in investment real estate and was considered one of the top brokers in Orange County. In 2007 he was honored as one of Orange County’s most successful young entrepreneurs and executives under 40. While at Voit he successfully sold over $4 billion of real estate. Transactions included office, industrial, residential, retails and hotel properties throughout the United States. Rob has a Bachelors of Real Estate Development and Planning Degree from the University of Southern California, Los Angeles.

Brad Redelsperger Chase Merritt Residential - Vice President
Brad Redelsperger serves as a Vice President for Chase Merritt Residential. In his position, he oversees all facets of risk management and coordinating the escrow and title of residential investments. Mr. Redelsperger previously filled a key role in the company's acquisition efforts; overseeing all facets of portfolio management, identifying and underwriting new investment opportunities, managing third party due diligence and risk management and coordinating the closing of investments. Prior to joining Chase Merritt, Brad served as portfolio and asset manager for Newport Federal, a real estate holdings and property management company. In addition to his other responsibilities, he acted as corporate secretary. Prior to that, Mr. Redelsperger was a business analyst for Mirage Resorts, Inc. in Las Vegas, Nevada. He earned a Master's Degree from University of Nevada, Las Vegas. In addition, he holds a Bachelor's Degree from Pepperdine University in California.

John Locke Chase Merritt Residential - Regional Manager
John Locke serves as Regional Manager for Chase Merritt Residential. He is responsible for the bidding, project management and sales of properties in San Diego County. Mr. Locke previously served as Vice President of Acquisitions for Chase Merritt where he was responsible for the sourcing, negotiating, underwriting, market research and due diligence of new transactions. Mr. Locke has negotiated and acquired over $700 million of commercial real estate in California, Arizona, Colorado, Nevada and Texas. Prior to joining Chase Merritt, Mr. Locke was a Vice President at Equastone, a real estate investment firm and fund manager based in San Diego, California. While at Equastone, Mr. Locke procured and oversaw acquisitions for two opportunistic commercial real estate investment funds totaling over $175 million of equity placement. Mr. Locke graduated with a Bachelor of Arts from the University of San Diego.

Julie Shafii fills several administrative rolls within the Chase Merritt family, including Executive Assistant to Chad Horning, Office Manager and Human Resources Manager. Julie is an original team member of Chase Merritt having joined the organization at its inception in October 2005. Michell Armour CM Hospitality Management, Inc. - Regional Manager
Michelle Armour serves a Regional Manager for Chase Merritt’s Hospitality Division, CM Hospitality Management, Inc. She oversees management of four Value Place Franchises. She is responsible for all aspects of operations including inventory control, property revenue, occupancy, account contracts as well as supervising the property managers at each location. In additional to her operational duties, Michelle also spearheads the marketing efforts for all four locations in Memphis, Tennessee and Augusta, Georgia. Prior to joining the Value Place organization, Michelle worked for the multi-billion dollar corporation, Estee Lauder, as a regional business manager. Brandon Akiyama serves as an Analyst for Chase Merritt Residential. His responsibilities included determining valuations for residential acquisitions. Toby Strassenberg serves as Project Manager for Chase Merritt Residential. In this role he oversees all renovation activities ensuring all projects are completed in a timely and cost effective manner. Prior to joining Chase Merritt Residential Toby served as Project Manager for Frontier Homes, a California new home builder. In this position Toby was directly responsible for the construction, development and sales of over 700 new homes. Prior to that, Toby worked at Hammond & Masing, a diversified building contactor providing construction management, construction defect analysis & repair, insurance reconstruction and after sale work for residential builders and developers. In that role he had personal experience in hands on renovations.
