Chase Merritt Fund I, LLC
Chase Merritt Fund I, LLC was a $10 million private equity fund launched in May 2009 and closed by August 2009. The investment objective of the fund is to acquire, renovate and resell foreclosed single family residential real estate properties from the trustee sale auctions in Southern California. The fund will acquire approximately 150 properties per year totaling almost $60,000,000 in value. Chase Merritt Fund I, LLC was offered to accredited investors with a minimum investment amount of $500,000.
Through December 2009, Chase Merritt Fund I, LLC has made 78 acquisitions totaling more than $27.5 million in value and sold 45 properties totaling almost $17 million in value. The acquisitions include single family attached, detached and condominium properties in Orange and San Diego Counties averaging approximately $350,000 in value. The Fund is tracking to 40%+ annualized returns to the investors.
